What is a REAL ESTATE AGENT ®

? A REAL ESTATE AGENT ® is a certified property agent( salesperson or broker )who is also a member of the National Association of REALTORS ®, a personal expert company.

The Real Estate Board licenses realty salespersons, brokers, and firms. The choice to join any professional association is voluntary and unassociated to state licensure.

State law needs a license to practice genuine estate, but does not require any licensee be a REAL ESTATE AGENT ®.

The Board members do not work in the Board workplace. They enter into the Board workplaces for Board meetings and hearings, but are not here on an everyday basis. What are the certifications for licensure by exam?

Salespersons must complete a 60-hour course (" Principles of Real Estate") and pass the State and National portions of the salesperson examination. Brokers need to finish 180 hours of needed broker-specific and broker-related courses, pass the State and National Portions of the broker assessment, and send confirmation of experience (actively engaged as a sales representative for 36 out of the 48 months preceding application for licensure). What are the broker education requirements?

An overall of 180 classroom hours of Board-approved courses is needed. Proof of passing the course and a monitored last assessment are required for course approval. You must complete a minimum of 3 courses from the broker-specific courses listed below. Among the three should be a 45-classroom hour realty brokerage course.

Note: The optimum allowable credit for a single broker-specific course is 60 hours, and 45 hours for a single broker-related course. Any principles of property course taken to meet the salesperson education requirement is not appropriate to meet the broker education requirement.

I am licensed in another state and wish to become licensed in Virginia. Can I use through reciprocity?

Yes. Applicants for a sales representative license must (1) pass the State portion of the assessment, (2) submit verification of completion of a 60 hour course called "Principles of Real Estate" and (3) send letters of certification from other jurisdictions where accredited. Also, in order to use through reciprocity, the salesperson MUST hold a current sales representative license in another state.

Applicants for a broker license should (1) pass the State portion of the assessment, (2) send confirmation of experience (actively engaged as a salesperson or broker for 36 out of 48 months preceding application for licensure), (3) send original records or licensed copies of transcripts from the educational organization where the applicant finished 180 classroom hours of broker pre-licensing courses substantially equivalent to Virginia's real estate education requirements, and (4) send letters of certification from other jurisdictions where certified. Also, in order to use through reciprocity, the broker MUST hold a present broker license in another state.

I am certified in Virginia, and getting licensure in another state.The other state is asking for confirmation of my Virginia license. What do I need to do?

My license is on non-active status. Do I still require to renew?
